Property in Thailand
Local insight before an important decision
We help people interested in buying, renting or investing understand the Thai market and assess properties in real-world conditions. We work with local developers and agencies, facilitate communication, arrange consultations and support clients on the ground.

Advice and on-the-ground support — from initial research to contact with your chosen partner.
The full service offering is planned for 2027.
Before you pay a deposit
Are you considering buying property in Thailand?
Before making a decision, learn how the Thai market works and make sure you understand what you are actually buying, what rights you receive, and what costs and restrictions may arise after the transaction.
Our role
Your local point of contact
ThaiPol is not a developer and does not limit its research to a single list of properties. Our service focuses on advice, comparing options, arranging communication and providing practical support in Thailand. When a property is offered by a partner agency or developer, we clearly identify the seller and the party responsible for each stage.
Understanding your needs
We clarify your objective, budget, region, intended use and timeframe. A home for personal use, a holiday property and a property intended for rental income require different assessments.
Connecting with the market
We work with local developers and agencies. We help gather responses, compare proposals and arrange viewings without losing context between the parties involved.
On-the-ground support
We can accompany you during viewings, highlight the area’s day-to-day logistics and coordinate contact with an independent lawyer, inspector or other specialist.
Scope of support
From initial research to local support
Property in Thailand requires a broader perspective than photographs and the asking price. Ownership structure, documentation, ongoing costs, building management, access and the realistic possibility of renting out or selling the property later all matter.
Buying property
Searching for and comparing properties based on your objective, budget and region, together with support in contacting the entity offering the property.
Long-term rentals
Help finding an apartment, house or villa for living and working in Thailand, taking commuting and everyday needs into account.
Holiday properties
Analysis of the location, seasonality, building standard and practical conditions for using the property outside the high season.
New-build properties
Comparison of development projects, construction stages, payment schedules and information provided by the seller.
Viewings and consultations
Arranging viewings, preparing questions and gathering the information needed to compare several properties calmly and effectively.
Owner support
After-purchase organisational support may include contact with building management, local service providers and people caring for the property.
Clear boundaries of responsibility
Local advice does not replace independent legal due diligence
We help you understand the market, reach the right people and navigate local arrangements efficiently. Before signing an agreement or transferring money, the documents and transaction structure should be reviewed by an independent lawyer practising in Thailand.
- a lawyer checks the title, contract, encumbrances and compliance of the transaction structure
- a technical inspector assesses the unit or building before handover
- a tax adviser explains the implications relevant to the specific person and transaction
- ThaiPol supports communication, market research and on-the-ground coordination
